It was announced last week that Charlotte NC was named as the host city for the Democratic National Convention in 2012. The festivities will begin on Labor Day, September 3, 2012, but the planning started the day of the announcement. Phones started ringing immediately at uptown hotels and rooms are now booked 19 months ahead of town. There had been a lot of analysis as to why we were chosen and what it means for the Queen City. How much will it cost us? Will more than just the hotel/restaurant industries benefit? Lots of questions have arisen and many are looking primarily to previous host cities to see the cost/benefit.
The Charlotte Observer had an interesting article here about what this choice says about the South in general and about Charlotte.
As with any political convention, the poking/fun has already begun. Here's an article from Politico.com:
In listing Charlotte's many virtues, Obama named southern charm, hospitality, diversity " "And of course, great barbecue."
That was news to residents, who know that North Carolina's best barbecue lies farther afield. "We appreciate the compliments, and they're all spot-on until that last one," the editorial board of the Charlotte Observer newspaper wrote in a blog post titled, "Charlotte = great barbecue? Who knew?"
"Everybody knows to get the best stuff, you gotta drive north to Lexington," the board added.
A local Associated Press reporter quoted a barbecue expert, retired University of North Carolina professor John Shelton Reed, who said that Charlotte for barbecue was "like Minneapolis for gumbo."
The gaffe was enough to make you wonder whether the White House had simply cut and pasted Southern clichés to create the first lady's announcement.
A Fox News website also implied that Obama's praise for barbecue was at odds with her push for healthy eating, noting in a Fox Nation blog post: "Studies show a barbecue meal weighs in at around 2,500 calories."
Charlotte Mayor Anthony Foxx, in an interview, didn't try to defend his city's offerings.
"We have good barbecue in Charlotte, but there's great barbecue [elsewhere] across the state," Foxx told POLITICO. "I have had great barbecue in Charlotte that's been brought in on a truck."
But he said Charlotte will not let down the Obamas.
"If barbecue is what the First Lady wants, she will have all the barbecue she needs," Foxx said. "We'll make sure of it."
There will be more fun to follow in the coming months.

It is hard to let go of summer. It is difficult to get back in the swing of school schedules, sports schedules, all those meetings. There are two bright spots in September along with the cooler temperatures that are long traditions on Charlotte NC: the Yiasou Greek Festival which is September 9-12 and the Festival In The Park which is September 23-26.
The Greek Festival is mostly about the food. There is also art, dancing, lectures, exhibits, incredible exposure to culture. But it is still about the food. Greek pastries, gyros, roasted lamb, sandwiches, did I mention the pastries? Make plans now to attend the weekend event at the Holy Trinity Greek Orthodox Cathedral at least once.
Later in the month is Festival in the Park held at Freedom Park in the heart of the Myers Park. What a great opportunity to view the wares of local and regional artists with all price points represented. It is great for young and older children - with lots of entertainment. Teens enjoy walking the lake, eating the wide variety of food and browsing the booths. It is as equally enjoyable in the day and in the evening - not sure you can see it all in one visit. This outdoor event is an excuse to get outdoors and enjoy the Fall weather.

It's the 11th Annual Tomato Sandwich Party at EXIT Realty South. What started as a way for all of us summer gardeners to share our August beauties has turned into a well-oiled tradition. You pick your bread, your spread then John Byers slices your choice of tomato onto your plate.
It's a great way to see those you have not seen in a while and catch up with old friends. We always enjoy the newbies that have never had a tomato sandwich! Of course, we have to wonder where these people have been living! But John is happy to give them special attention as they prepare one of the greatest joys of summer - fresh, ripe tomatoes!
Because this definitely requires the outdoors, we do not send the invitation until the day before so we can assure good weather. Our guests come from all over Charlotte and are encouraged to bring a friend. It's a lot of fun for us and we so appreciate the help from our agents in setting up and cleaning up. I have been in Charlotte for over 20 years and even before I was in real estate I enjoyed attending the annual HomeArama events sponsored by the Home Builders Association of Charlotte. The style of the events have varied from very modest homes to the mega mansions that draw the crowds. For people interested in building or remodeling, it is a great opportunity to see the latest and greatest in design, appliances and decorating.
This year's event in being held in Cornelius at Robbins Park. Simonini Builders is the sole builder this year and sent Realtors this info about the event: With only 7 weeks until the September 25 kick off for HomeArama 2010 at Robbins Park, we are thrilled with the progress and designs. All five homes being built from the Simonini Builders Island Collection are now finished and landscaping is in! Interior design work is now started with the first home nearly finished and others coming along quickly. This is proving to become one of the most exciting home shows ever - last week 22 participants selected for a private on-site focus group walk-through felt exactly that way.

It is hard to believe that it has been over two and a half years since the beginning of the great recession. In Charlotte, we were fortunate that our housing market was the last major city to enter, but we were hit hard by the major shifts to the financial institutions and in the financial markets. The loss of Wachovia was unimaginable. Although, Wells Fargo has been a steady partner to the Queen City, it will never give us the attention and priority that we once had from First Union/Wachovia. Bank of America has weathered the storm, but there has been such a sense of insecurity across the region due to all of the negative press.
The good news started up slowly at the beginning of 2010 as Electrolux and Husqvarna announced that they would be moving their headquarters here and Siemens announced the expansion of their current facilities. I had heard mention of another company Celgard that manufactured parts for hybrid vehicles, but had no idea the overall impact.
Charlotte as an energy capital?? YES! Charlotte will continue to grow with high-paying jobs as we attract the energy industry. Watch this video!

One of Charlotte's favorite traditions as the summer begins is Pops in the Park. Each Sunday evening in June and culminating with a concert on July 3 the Charlotte Symphony gives an outdoor concert at Symphony Park adjacent to SouthPark Mall. The band shell was built specifically for this event. Thousands of people enjoy an evening under the stars listening to incredible music. Many people arrive as early at 8:00am to place their blankets to reserve an ideal spot for the evening event. The crowds usually start gathering around 6:30 with food, wine, beer, drinks in tow. It is a true social event. The prelude perfomance begins at 7:00pm and the Charlotte Symphony begins at 8:15 and plays for about an hour.

When I talked about the opening of the NASCAR Hall of Fame last week, I failed to mention the other events that made Charlotte NC a happening place last weekend. We were also the host to the largest convention ever held in Charlotte - the National Rifle Association (NRA). They were projecting 70,000 visitors and the Regional Visitors Authority believe that estimate actually panned out. Guest speakers included Sarah Palin, Newt Gingrich, Chuck Norris and Glenn Beck.
Charlotte also hosted UltraSwim at the Mecklenburg Aquatic Center where many Olympians and top swimmers including Michael Phelps competed. It is believed that events last weekend attracted 85,000 to the uptown area.
I attended a NC Dance Theatre event at the newly-opened, beautiful Knight Theater last Thursday evening and the crowds even then were noticeable.
The great news for Charlotte is that the economic impact of last weekend's events were $20 million.
According to the Charlotte Business Journal, Hall executives have promised an annual $60 million economic impact and 800,000 visitors during the first year. To hit 800,000, the 150,000-square-foot attraction needs to average more than 2,200 visitors per day.

Charlotte was overjoyed when she was chosen to host the NASCAR Hall of Fame. The opening day is May 11, 2010 and it will be the date that Charlotte has been waiting for. Why? We've known for decades that Charlotte is a great place to live, but to visit? The NASCAR Hall of Fame finally gives people a reason to come to Charlotte. Charlotte is now a destination city. This means that thousands more people will be exposed the Queen City.
The opening is well-timed. The Coca-Cola 600 is one of the top races of the season held the Sunday of Memorial Day weekend. The weekend before is the NASCAR Sprint All-Star Race. To entertain the crowds that attend both there is the Food Lion Speed Street festival in uptown Charlotte - great music and food.

[1]RISMEDIA, April 29, 2010"The expiration of the 2010 Home Buyer Tax Credits on April 30 is unlikely to put off Americans looking to purchase homes who believe now is a good time to buy and are confident that home prices will rise according to a survey released by Prudential Real Estate and Relocation Services, Inc., a Prudential Financial, Inc. company. The survey of 1,000 Americans between the ages of 25-64 with at least $35,000 household income was conducted during April 15-20, 2010.
More than 90% of consumers believe that the home buyer tax credits have helped both first-time home buyers and the U.S. housing market overall. Among consumers actually shopping for homes, 65% believe that the end of the tax credits will have little or no effect on their interest in purchasing a home.
While consumers remain unsure about the direction of the housing market, the survey reveals that they are optimistic about real estate values with 46% of consumers expecting real estate prices in their area to increase over the next year. Just 12% expect prices will decline. Over the next five years, 79% expect real estate prices to increase, with 20% expecting prices to increase substantially.
"The survey underscores the key role the federal home buyer tax credits played in stimulating residential real estate market activity and the U.S. economy," said James Mallozzi, chairman and chief executive officer of Prudential Real Estate and Relocation Services, Inc. "It also shows that most consumers believe the market has hit bottom and are more optimistic about the future."
Survey respondents identified concerns about rising mortgage interest rates and unemployment as the most important factors affecting their decision to purchase a home, along with more stringent lending criteria and fewer mortgage-backed securities purchased by the Federal Reserve. The expiration of the tax credits placed lowest on their list of concerns. Among those who have recently purchased a home, 61% cited low mortgage interest rates as "very important" to their decisions " an amount greater than either the tax credit or even cheaper prices. The 66% expecting interest rates to rise underscores potential headwinds for the market.
"The tax credits clearly helped stimulate the market when consumer confidence was low and housing inventory was high," said Earl Lee, president, Prudential Real Estate and Relocation Services, Inc. "While the tax credit expiration is a concern for many, the bigger issues now are the availability and cost of financing as well as if they will have a job."
Despite the significant downturn in the real estate market, the survey underscores that the dream of homeownership and the perception that owning a home is a good investment remain intact. Among current renters, 75% still believe owning their home is a better long-term choice for their needs than renting.
The majority of consumers also believe that homeownership is a better investment than individual stocks or bonds (75%), mutual funds (72%), or savings accounts (74%).
"The real estate market is precariously balanced. Consumers are clearly motivated to take advantage of the opportunities the current low interest rates and prices afford," Lee notes. "While the market is picking up in terms of sales and confidence, and the majority still believe that owning a home is a good investment, the outlook for the market remains highly dependent upon the direction of the economy overall."

Charlotte-area home sales jumped in March, posting the biggest gain from February in at least eight years, a sign that a hefty buyer's tax credit is boosting the usual spring sales surge.
The number of houses, townhouses and condos sold last month rose 36 percent from February, according to results released today by the Charlotte Regional Realtor Association. That gain is likely due in part to improved weather and buyers realizing that tax credits of up to $8,000 will expire April 30. However, sales were also up nearly 14 percent compared with March 2009.
Sales remain well off their peak levels, but March results mark the sixth consecutive month of year-over-year sales gains and a return to the double-digit increases of last fall.
The average price rose 3.2 percent, to $197,564, for transactions through the association's Carolina Multiple Listing Services.
In an early indicator that sales might continue to strengthen, the number of pending contracts jumped 23 percent, to 2,498. Pendings are signed deals that haven't yet closed, and March's level was the highest since August 2008, immediately before the worst of the financial meltdown.
MLS results, which account for the majority of sales in the area, don't distinguish between sales of new and existing homes. A heavy load of foreclosures has been one factor stifling new home construction. However, Mecklenburg County saw permits for single-family building nearly double last month compared with a year ago.
The 235 single-family permits was the highest number since March 2008 but still far below the 864 issued in March 2006, the peak of the building boom.

One of the many reasons Charlotte and North Carolina have grown so rapidly over the last two decades has been the availability of great jobs. This is why the >12% jobless rate in Charlotte has been so shocking. We thought that a lagging job market did not apply to us. Our city leaders have been working overtime to attract businesses to the area - and it is working. We have several companies moving their headquarters to the Queen City this year. We have also attracted the attention of the White House - President Obama will be visiting us this Friday, April 2.
The instability of the job market has made Charlotteans nervous and has softened the real estate market. Charlotte employs a lot of bankers and these bankers (from the backroom processors to the executives) have spent the last 15 months unsure if they will still have jobs in the end. Things are more stable each day and with the addition of jobs we will become less unsure and more confident. One of the comments from a CEO on why they chose Charlotte was our expansive work force. They recognize that Charlotte if full of talented, educated, skilled workers.
Charlotte was one, if not THE last in the recession and we are now racing to be the first out.

What Caused it?
Consumer confidence is perceived as rising and the markets concern that inflation is going to rise because of the Treasury loading up debt to finance the recovery caused a massive sell off of Mortgage Backed Securities yesterday. Pension funds, Hedge Funds and large institutional investors lead the way. In a nut shell, the sell off yesterday is being driven by investors belief that the end of the recession is here and we are entering a phase of economic growth. The fear is that the economic growth is going to lead to higher than welcomed inflation and as stated many times, inflation is the biggest enemy to mortgage rates and other fixed income investments. Think about it, your mortgage is a debt to you but it is an investment to an investor. If you borrow money at an interest rate of 4.5% but inflation is at 5%, the investor is losing money. This is the bad news"heres some good.
It is the Fed knows that the economic recovery is mostly linked to a recovery in the housing market. Banks are repaying the TARP debt mostly through profits that are being driven by their mortgage business. Ken Lewis of BofA pretty much said that. Also, if home buying slows even more (which will happen with rates in the high 5s), the presumed recovery will grind to a halt and we are right back where we started.
It is believed, in many circles, that the Fed will make an announcement in the coming days that they will accelerate their buying of Mortgage Backed Securities. The made an initial announcement and implemented to program in early March but have only spent 300b of the 1.2t allocated for purchasing the MBSs. I and many like me, think the fed will speed up the purchasing of these securities and drive rates back down. When, I don't know but there are opinions that rates could be back in the 4s within three weeks. It is hard to tell but we need to be ready when (and if) that happens.
If you have anyone on the fence, wondering if they should buy or re-finance, I would tell them to get approved for the loan and float the rate and do it now. Don't wait for the rates to go down to submit application and get the approval. If the rates go down, it could last 2 hours , two months or anywhere in between. They need to be in a position to lock immediately. This will offer them the greatest opportunity to get the best rate. Worse case, rates stay here, they are still almost a full point lower than this time year so it's still a great time to get a loan. We got a little spoiled over the past two months.
Today, I can lock a conventional rate at 5.25% and an FHA rate at 5.375. Still good compared to last year.
Also, keep in mind a .5% rate increase is perceived to be a lot. The PI payment on a 250k loan at 4.75% is $1,280.49. The PI payment on a 250k loan at 5.25% is 1,355.60. The difference is $75 per month. I know"$75 per month is $75 per month but if they can't afford the house at 1,355, they probably can't afford the house at $1,280 either.
I have seen this several times in my career and this is nothing to panic over or delay purchasing a home over. What it does is crush re-finances for the short term but hey, we're all in this for the purchaser any"right.

I greet you this cool May morning with a nugget of astonishing and long-buried news.
There's good reason for the graceful curves of some of your streets. There's good reason for that rolling park in your neighborhood, with the creek running through it.
And the handsome stone gates at the corner of Effingham and Tuckaseegee roads " those were no accident either.
Thanks to Jane Johnson of the Main Library's Carolina Room, we now know that your neighborhood was laid out by the acclaimed city planner and landscape architect John Nolen of Cambridge, Mass.
Yes, the very one who, in 1911, was able to imagine the elegantly curved streets of Myers Park from the dusty swath of an 1,100-acre cotton farm.
Johnson's discovery happened as many good things do " while looking for something else.
She was poring over microfilmed plats of the old farm land of sisters Julia and Violet Alexander, whose palatial home, Enderly Plantation, eventually served as headquarters for Camp Greene, the World War I Army base.
Suddenly, Johnson's eye fell on the name "John Nolen."
Could it be?
Johnson called Tom Hanchett, historian at the Levine Museum of the New South.
"August, 1925. Layout plan by John Nolen, Landscape Architect, Cambridge, Mass. Subdivision and Plat by Wilbur W. Smith, Civil Engineer, Charlotte, N.C."
Hanchett was in the car, headed out Freedom Drive to Enderly Park.
Besides the stone gates " strikingly similar to the stone work at Queens Road and Fourth Street and at either end of Hermitage Court " Hanchett noticed two more Nolen trademarks: curving streets and a park with a creek trickling through.
"We take curving suburban streets for granted now," Hanchett says. "But Nolen introduced us to that idea."
Hanchett says that interest in these early 20th century city planners is fairly recent. But in the last 20 years or so, this whole new branch of city planning has rediscovered Nolen in particular.

Hanchett figures that eight years later when she was ready to develop her own property, she knew exactly the man for the job.

Our Charlotte, NC real estate market continues to shift and change. We know of many Realtors® here experiencing significant downturns in their business and unlike any they have seen before. Many newer agents are frustrated that their dreams of a real estate career just cannot seem to take flight. Career paths are a bit uncertain, much of what they have worked so hard for seems to be slipping away, and they are concerned for themselves and perhaps their families and their future. Agents who are otherwise self-starting, self-motivating, "independent" contractors are all the more frustrated when many decisions affecting them are outside of their control... the overall economy, but more-so decisions made by their company or others to cut expenses, services, training, marketing, technology, staff, or support. These are all justified by logic and finances, but not always with thoughtful vision. Many of these cuts are cutting the very things agents need now more than ever to sustain, grow, and succeed during these times. Even more frustrating,... agents are facing decisions forced upon them when an office closes or ... "consolidates". Is this You? People, and especially "agents" typically do not like change, yet change is occurring all around them. Many feel powerless and afraid and therefore they resistant change, any change.... even changes that will clearly benefit. They convince themselves to be Less afraid of the problems known before them and are More afraid of anything unknown... even changes that would clearly be good decisions (it's the "devil they know vs. the one they don't" scenario).
Yes, these are times of challenge, but these are also times of great opportunity. Opportunities present themselves in many forms, but they start with an attitude and a vision, and they are enabled through leadership and commitment. I can't speak for other companies' decisions, but I can certainly speak for ours because my wife Angie and I are the sole owners. We are locally owned, are personally vested in the success of each and every agent, and our "Can-do" attitude keeps us on task. We pride ourselves on having built a new company with now an almost four-year track record and a Top 25 ranking. And within EXIT Realty International, we were the #3 office in NC for the Carolinas Region, a region approaching 70 offices. We pride ourselves in having made and continuing to make decisions that give witness to our "investment" in our agents and our company's future. We have been and continue everyday to be "Pro-active" and not "Re-active" to the real estate and economic environment surrounding us. We are "strategic", and our decisions are paying dividends. - The internet is driving the real estate industry. We have this year hired by exclusive arrangement one of the industry's leading Real Estate Web Training Strategists. The flexibility to download email, contacts, and calendar to a computer, access online, or especially to a Blackberry, iPhone, or other PDA enables tremendous flexibility and accessibility for our agents. This is getting our agents business.
- We have formed a partnership to establish a new Mortgage Bank. With a professional in-house origination staff and the ability to "close" and "fund" loans directly in the mortgage bank's name, our agents and their clients are being provided with the very best of rates, service, and support. This is getting our agents business.
- Our website continues to receive regular enhancements for content and lead capture. We have features unique to us which compete very favorable with the very best websites available. This is getting our agents business.
- Our agents have the ability to capture their own leads within our company's IDX, maintaining control of their marketing efforts and enabling direct rewards of their web and lead capture efforts. An enhanced level of lead capture at the agent level yet avoiding an agent's cost to subscribe to their own IDX feed. This is getting our agents business.
- Our exceptional training for both new and especially experienced and top producing agents has further expanded. Another great neighborhood that is conveniently located near SouthPark in Charlotte, NC is Fairmeadows. It is direclty behind Sharon Corners Shoppping Center which is on the corner of Sharon&Fairview. Sharon Corners has some great shopping and some great restaurants.
